Facilities Maintenance Superintendent

This position is responsible for supervising the operation, repair, and maintenance of town building facilities.
· Inspects town buildings and facilities to determine maintenance and repair needs.
· Develops short- and long-term repair, maintenance and renovation plans.
· Manages facility assets, capital improvements, and equipment replacement program.
· Manages bids, purchasing of supplies, contracted services, and facility renovations consistent with the town’s purchasing policy.
· Receives requests, processes, and prioritizes daily work orders; assigns tasks to personnel; reviews work for completion and compliance with standards; closes work orders and prepares related reports.
· Oversees an inventory of maintenance supplies, equipment, and materials.
· Trains, assigns, directs, supervises, evaluates and disciplines personnel.
· Prepares annual budget recommendations and manages approved funds.
· Codes invoices for expenditures.
· Oversees the operation and maintenance of town HVAC systems, including troubleshooting, inhouse and contracted repairs.
· Coordinates the hiring of contractors for the winter maintenance of town parking decks.
· Responds to after-hours emergencies.
